Turn-key Orange Beach waterfront restaurant hits the market

This real estate listing isn't for a dream home. It's for a waterfront restaurant.

The property in question, located at 27267 Perdido Beach Blvd., #105 in the SanRoc Cay development in Orange Beach, was once the location of Fresh Off the Boat. The restaurant abruptly closed Sept. 17, 2023.

"It has been a very successful time there," said listing agent Patrick Nelson. "They moved locations because they couldn't continue the way they wanted to run. They wanted to incorporate a lot of music into it, and I think that was a little more than SanRoc wanted."

The recently upgraded restaurant is for sale for $2.2 million.

"It is a completely turn-key property," Nelson said. "The price is $2.2 million, and it comes with all the kitchen equipment, furniture, plates. It comes with everything other than liquor and food. It is ready to go."

Nelson said this is the only restaurant at the beach for sale that he is aware of, but there are a few for lease.

"It is really hard to find a restaurant on the water for sale," Nelson said.

The SanRoc Cay development has a shopping center that attracts residents and tourists and has ample parking. The marina located behind SanRoc Cay is home to several commercial fishing charter boats that offer diners an exciting view when they pull in with a large catch.

If you have ever dreamed of owning a restaurant with water views, this may be your chance. Nelson said the sellers are motivated.

"It is turn-key," Nelson said. "All you have to do is bring food and people, and you have a restaurant."

Nelson is hosting an open house Friday, Feb. 2, from 3-6 p.m.
