Tanger Outlets Foley is embarking on a major renovation this year aimed at modernizing the shopping center, improving connectivity, and creating new spaces for dining and community gatherings.
The 555,000-square-foot outlet center plans to introduce new retail and dining brands while maintaining its signature coastal charm, a news release said.
The renovation will open up the central shopping area with walkable breezeways linking exterior parking lots to a new green space at the heart of the property, creating a more seamless experience for shoppers. A new roadway between TJ Maxx and Skechers will improve vehicle access to central stores, and additional parking in front of TJ Maxx will help guests reach key retailers more quickly.
A central green space will serve as a gathering area for families and community events, featuring a shaded pavilion and an expanded splash pad for children. Along the breezeways, the center will offer upgraded food and beverage options, shaded lounge areas with soft seating and pedestrian-friendly paths. The redevelopment is designed to make dining a central part of the Tanger Foley experience, offering both new concepts and refreshed gathering areas.
Cosmetic upgrades across the property will include updated entrances and signage, fresh neutral paint, contemporary lighting fixtures and revitalized landscaping and hardscaping. These changes aim to elevate the property while preserving the relaxed Alabama Gulf Coast aesthetic.
“This renovation represents an important investment in the future of Tanger Foley,” Debra Brown, marketing director, said in the release. “Our goal is to serve as more than a shopping center — we’re creating an inviting place for our community to come together to make memories, share experiences and enjoy even better shopping, food and fun.”
Ralph Hellmich, mayor of Foley, welcomed the renovation.
“It will keep Tanger established as the ultimate destination in our area to visit and shop. We appreciate the long-standing partnership Foley has had with Tanger to help make it the best it can be for many years. I congratulate Tanger for this investment and confidence in our community,” Hellmich said.
Construction will begin this month in front of TJ Maxx and continue in phases throughout the center, with completion expected by fall 2027. All retailers will remain open during the renovation, though some walkway closures and minor disruptions are anticipated, with guests redirected by posted signage or staff instructions.
