New condos complexes would add 78 units in Gulf Shores and 166 in Orange Beach

ORANGE BEACH, AL – From 2008 until 2014 there weren’t many new condos proposed on Alabama’s Gulf Coast.

That’s slowly changing as Brett-Robinson has two under construction, one in Orange Beach and one in Gulf Shores, and several are said to be in the planning stages.

Two new ones will come before the planning commission in each city later this month, Abaco in Gulf Shores and Transcendence in Orange Beach.

“We went several years with nothing in the condominium market,” Orange Beach Planning Official Lannie Smith said. “We’ve got that Phoenix now and they should be starting in on a foundation any day now.”

In Orange Beach, the Gulf Coast Opportunity Fund Orange Beach Gulf Front LLC is asking for site plan approval for a 27-story Transcendence condominium with 166 units and to provide a 15-foot easement for a public beach access. It’s on the east of the Hampton Inn in Orange Beach.

It will be directly east of the Hampton Inn next to a parcel where the same developer received approval for Grace and Ascension, two towers proposed near the intersection of Alabama 161 and Alabama 182. Both would top 35 stories and comprise 277 high-end condo units.

A plan to move in and out of the complex and getting that plan approved by the Alabama Department of Transportation is one holdup on those units. Transcendence would access beach road by the light at Hampton Inn.

At the April 11 planning commission the panel gave its preliminary approval. It will now go before the Orange Beach City Council.

Abaco is a 78-unit, 24-story Gulf-front condominium complex planned for West Beach Boulevard in Gulf Shores. It will includes a pool oasis with a lazy river.

The three-bedroom units are 2,080 square feet and up, and prices start at $750,000. The property has 200 front feet on the Gulf and is about one mile west of the Hangout.

It is slated to go before the Gulf Shores Planning Commission on April 26, City Planner Andy Bauer.

Developers of The Edge, east of Perdido Pass, were denied a variance to waive an incremental setback and have yet to appeal the planning commission ruling to the full city council. Current plans call for 34 condo units.

The proposed Perdido Dunes Tower, a 20-unit development, got city approval but is currently involved in a lawsuit with owners at Phoenix East over where the east property line is. The ruling in the case will determine if Perdido Dunes Tower has the proper amount of side setback to proceed with construction.
