DAPHNE, Ala. — The Lake Forest subdivision will hold a board meeting 7 p.m. Thursday at the 19th hole to debate a proposal to hire professional management to run the Lake Forest subdivision communities and association amenities. A second meeting will be held at 7 p.m. Sept. 16 at the Yacht Club to vote on the proposal. The meetings are open only to Lake Forest property owners.
Vision Golf and Association Management is the proposed company to handle what proponents have billed the revitalization of Lake Forest. Lake Forest has been self-managed by property owners for a long time.
However, a reduced number of golf memberships is one concern.
Lake Forest is the largest subdivision in Alabama with around 3,100 property owners. Property owners’ dues reportedly total $4,350 per month. There are around 105 annual golf members; 10 years ago the number was around 165.
According to a Lake Forest employee who spoke on condition of anonymity, for fear of reprisal, said supporters of new management feel the amount of revenue coming in fails to meet the association’s needs, and an outside firm could help the Lake Forest association move forward.
Requests for a management company began around the beginning of May, the source said.
However, some people are against the proposal.
“There’s a lot of concern that (the company) would not meet the demands that residents have now,” the employee said. “What is the point of paying a company a lot of money if you are not going to get anything in return.”
Subdivision amenities include six tennis courts, three swimming pools, a yacht club, a marina, horse stables and 27 holes of golf.
Vision Golf and Association Management says it has an immediate, five-year plan for Lake Forest revitalization and management. Both plans can be viewed on the Lake Forest website, www.lakeforestpoa.com.
