Daphne approves 6-month pause on multifamily residential developments

Posted

City of Daphne has become the latest municipality in Baldwin County to issue a moratorium on certain residential developments within its city limits.

On Monday, June 6, Daphne City Council unanimously approved a temporary freeze in accepting new applications for multi-family developments. The moratorium applies to “any application for rezoning, pre-zoning, site plan approval, master plan approval, planned development approval or other development approval for any new multi-family residential development” within the corporate limits of Daphne.

Daphne joins other cities across Baldwin County that have approved moratoriums on certain residential developments as the area experiences significant growth, such as their Eastern Shore neighbor Fairhope and other municipalities such as Gulf Shores, Orange Beach and Robertsdale.

According to the ordinance, the moratorium will last 180 days from the day it was approved. It only applies to new applications, with developments already submitted or approved by city officials being unaffected.

City leaders are currently engaged in a comprehensive review and overhaul of its Land Use and Development Ordinance (LUDO), which the ordinance says includes provisions relating to zoning classifications, development standards, density, infrastructure impacts, stormwater management and compatibility of land uses.

City Councilman Benjamin Hughes previously told GCM that the LUDO is expected to be ready later this year.
