As national mortgage rates dip, local home sale prices continue to rise.
According to Baldwin REALTORS® Multiple Listing Service (MLS) statistics, Baldwin County listings saw continued increases in average sales prices in December 2023 for both the resort and traditional residential markets. Resort, island-based properties in Baldwin County experienced a 15.9% increase at an average of $759,689, while traditional residential properties increased by 5.3% to $402,723.
In addition to sales price, the resort market of Baldwin County (which includes all of Orange Beach and Fort Morgan, plus everything in Gulf Shores that is South of AL-180) reported average days on market (DOM) for the last month at 77 days – a 11.6% increase from the previous year. Total properties sold reduced by five units, resulting in 131 closings for this area of the county during December 2023. But the resort market also experienced more new listings than the year prior, going from 163 properties added in December 2022 to 175 properties added in this past month.
Baldwin County’s traditional residential market (encompassing everything in Baldwin County outside of the resort market) saw an average days on market increase of one day in the year-over-year comparison – going from 48 days in December 2022 to 49 days this past month. 284 properties sold in this area, which was 61 less properties than the year prior. The amount of new inventory added this month decreased by 7.4% for the traditional residential market at 315 properties added.
