Baldwin County's February 2022 Housing Report shows fast-paced sellers market

ROBERTSDALE — 2022 Baldwin County real estate continues to one-up the previous year's fast-paced seller's market. Baldwin REALTORS® Multiple Listing Service (MLS) reports February year-over-year increases in properties sold and average sales price, with even less days on market (DOM), in both the Resort and Traditional Residential areas of Baldwin County. Total sales volume for the county increased by 32.5% from $243,075,366 in February 2021 to $322,146,476 this past month.

The only area of reporting that is lacking in comparison to 2021 is new inventory in the real estate market. Unfortunately, low inventory is not only a local trend for Baldwin County but is being reported as a national issue by economists.

The Resort area of Baldwin County (which includes all of Orange Beach and Fort Morgan, plus everything in Gulf Shores that is South of AL-180) saw significantly positive trends this past month. A total of 265 properties sold, compared to 214 in February 2021 – a 23.8% increase.

Average sales price continues to be above $600K at $613,234. And average DOM decreased by 24.1% from February 2021 with only 44 days in comparison to 58.

For Traditional Residential properties in Baldwin County (which is everything outside of the Resort area's coverage), a total of 471 sold last month, compared to 455 in February 2021.

Average sales price increased from February 2021 by 14.9% with an average of $338,936 for properties in this area. Average days on market (DOM) for this area of the county continue to be historically low, reporting at just 34 days.
