Baldwin County's December 2024 housing report

December brought more sales, despite rising prices, to Baldwin County's real estate market.

According to Baldwin Realtors Multiple Listing Service (MLS) statistics, Baldwin County listings saw an increases in closed sales and average sales prices in December 2024. As an entire county, property sales increased by 97 units. Additionally, the resort, island-based properties in Baldwin County experienced a 4.5% increase in average sales price at $795,077, while traditional residential properties increased by 6.7% to $425,624.

In addition to sales price, the resort submarket of Baldwin County (which includes all of Orange Beach and Fort Morgan, plus everything in Gulf Shores that is south of AL-180) reported average days on Market (DOM) for the last month at 95 days — a 26.7% increase from the previous year. Total properties sold reduced by just three units in this area of the county, resulting in 133 closings during December 2024. But, the resort submarket also experienced more new listings than the year prior, going from 173 properties added in December 2023 to 202 listings added in this past month.

Baldwin County's traditional residential submarket (encompassing everything in Baldwin County outside of the resort market) saw an average days on market increase of 23 days in the year-over-year comparison — going from 49 days in December 2023 to 72 days this past month. A total of 395 properties sold in this area, which was a 100-unit increase from the year prior. The amount of new inventory added this month also increased by 22.9% for the traditional residential submarket at 381 listings added.
