April’s real estate market in Baldwin County produced consistent trends to what has been seen over the past several months, according to Baldwin REALTORS®.
The group's Multiple Listing Service reports increases in average sales prices and days on ,arket for both the traditional residential and resort/island-based areas of the county, while both areas experienced decreases in the number of new listings and closed sales last month.
In Baldwin County’s traditional residential area, average sales price experienced a 7.3% increase from April 2022 at $404,577. Properties stayed on market longer with an average of 56 days, which is 27 more days than the average a year ago. There were 100 less new listings for this area of the county than last year. Total closed sales also reported a loss of 130 properties at just 380 properties sold.
In the resort area of Baldwin County (all of Orange Beach, Fort Morgan and anything in Gulf Shores south of Canal Road/180), average sales price saw a 4.9% increase from April 2022, resulting in an average of $719,229. Listings spent more time on the on market at an average of 64 days, compared to just 35 days the year prior. A decrease was reported in total closed sales as 197 properties solid in April 2023, compared to 288 in April 2022.
